How it works

  1. 01Tell us about the siteAddress, building type and what you are worried about. We check airspace and weather windows.

  4. 04Your reportA written report with marked-up images and locations, ready for your roofer, contractor or insurer.

What you receive

A detailed photo report, including every visible thermal anomaly, for your review.

  • Detailed photo reportEvery visible thermal anomaly documented in one report, ready for your review.
  • Thermal + visual pairsEach anomaly shown as a thermal image beside the matching regular photo, so it’s easy to find on the building.
  • Marked location & notesAnomalies circled and numbered, with notes on what each may indicate: moisture, heat loss or an electrical hot spot.
  • All images by linkThe full set of thermal and visual photos and video, shared by Google Drive link.

Thermal imaging shows temperature differences on the surface. We recommend your roofer or contractor confirms suspected moisture (for example with a core sample) before repairs.

Anomaly 01: warm area around a roof penetration that holds heat after sunset, consistent with water penetration into the insulation. Suggested follow-up: core sample by roofing contractor.

Questions

When is the best time for a thermal roof scan?

Usually in the evening after a sunny day, when the roof is dry. Wet insulation releases stored heat more slowly, so it shows up clearly. We plan the flight around the weather.

Do I need to be on site?

Not usually. We need safe access to a take-off spot and permission to fly over the property. We handle Nav Canada flight authorization where it is required.

What do I receive?

A report with matched thermal and visual images, the location of each anomaly and notes on what it likely indicates, so your roofer or contractor can follow up.

Is a thermal scan a replacement for a roofer?

No. It shows where to look. A roofer or contractor confirms and repairs the problem, and our report helps them go straight to it.

How much does it cost?

Residential roof scans start at $395 + HST and commercial flat roofs at $750 + HST. Larger or more complex sites are quoted per job. Call or send us a message for a free quote.
